WHAT WE BUILD
Priced in writing before anything starts.
Kitchens, baths, additions, and whole-house work on houses older than anyone working on them. Old houses hide things. We open them up, find out what's actually there, and price the work you can see separately from the work you can't — so a surprise doesn't turn into an argument.
A commercial job has a date it has to be open by. Inspections, subs, and deliveries land in the right order or that date moves. We put the schedule in writing before the first load arrives.
A new house on a piece of land you already love. Site, septic, well, grade, and where the light comes from in February. We settle those before the foundation, while they're still cheap to change on paper.

We took the hall floor back to bare wood and refinished it.


Unfinished painted stairs to finished hardwood — treads, risers, and the landing at the bottom.


New rails on a rebuilt concrete stoop, replacing the temporary wood ones.


We run our own roll-off containers, on our jobs and on other people's.

The scope itemized line by line, with allowances called out as allowances. You'll know what is a fixed price and what is an estimate before you agree to either.

No second document, no terms that appear later. The proposal you approve is the agreement — priced, dated, and good through a date printed on its face.

Anything that moves the scope or the price gets written up and signed before the work happens. You hear about a cost before it's spent, not after.
WHERE WE WORK
Rappahannock, Culpeper, Fauquier, Madison, and Orange counties, and up to Front Royal and Winchester. Close enough to be on a site at seven in the morning, to know which inspector to call, and to use the same well driller and the same mason job after job.
